Retail and business park development near Greenville, South Carolina, Phase 1, 1999 Phase two of CICC the Point consists of office and industrial space. Industrial and warehouse space is achieved through refurbishment of the vast existing industrial building. The new offices are of a type known locally as 'flex offices', a Florida examples is shown top. The architecture of the 'flex office' building type is that of the decorated box. The space to be provided is basic and dertermined by the market with very little room for the developer to offer more a well serviced box. O'Neill Consulting prepared a catalogue of entrance types to cater for different sizes and types of tenants. The 'bolt-on' look recognizes flexibility and possible future change of facade. The site, which was owned by a large German chemical firm, has outgrown its original industrial use. It is situated at an interstate junction between Greenville and Startanburg, S. Carolina. A development corporation with directors drawn both from Europe and the USA was set up to plan and market the redevelopment of this approximately 80 hectare site. O'Neill Consulting was engaged to provide initial master planning and achitectural design services working closely with European management before handover to the onsite development teams.
